About this property

Village Bedroom Overlooking Historic Church

COVID-19:
Due to Covid, we are currently not accepting overlapping reservations for individual room rentals (ie multiple guests in the house, as we have traditionally done), and so any rental will result in the house being be yours privately. The house is thoroughly cleaned and sanitized between guests as per CDC and NYS standards, and when possible we've set a 24 hour gap between guest check-ins/outs. Check in is via code entry, no human contact required. Please read on and see the photos for further description.

This spacious, lovely, historic house is your home away from home, a relaxing getaway from hectic city life, a peek into village life, a writer's retreat, a base for exploring the countryside, a close connection to Oneonta (15 minutes by car), Cooperstown baseball (13 miles, 20 minutes by car to the Dreams Park, Cooperstown), or whatever you imagine! Located in Franklin, New York (150 miles northwest of NYC) you can rent the whole house or just a room or two. This rental listing is for our private bedroom with a queen bed in a shared house (if/when there are other guests). It is at the end of a hallway upstairs, and overlooks the historic Community Bible Church next door.

We have high speed wifi, so streaming content on your devices is certainly an option, but for those guests who prefer cable TV please note that we do not have televisions or cable access.

Also, although this region is well known for having a very comfortable summer climate and no homes in Franklin have A/C, we understand some guests need climate control. Please note the house does not have A/C. We do provide fans for every bedroom.

"Cozy and clean, totally redone, this guest house is so welcoming, quiet & relaxing, roomy and warm. The beds are dreamy, so comfy and soft, and sheets and blankets are all new and soft. All new amenities, the views outside are so beautiful, and the town of Franklin is quiet and calming. I would stay again & again at other times of the year to see the beautiful seasons change. "Anna saved the day when my phone & computer crashed, causing me to lose all the info from AirB&B, except for her phone #. We arrived late in the evening, & she promptly returned our text with the entry code ~ whew!!! The house is fascinating, as Anna is an extremely talented artist, with a unique eye for placement of her work. It would take another week to begin to absorb the artwork alone. We loved the eclectic combo of antiques & modern. The house is immaculately clean. Absolutely everything one could need was provided in a logical, hence easy to find, fashion. We went back to Franklin to spread our mother's ashes. The beauty & peace & quiet added to the nostalgia of our visit. The fact that the bedroom window faced our childhood home was a perk probably just relevant to me! If you are looking for an "unplugged" experience, this is perfect- there is no TV. The 2nd-hand store, a four minute walk, was an incredible find, as was the Railroad Museum. The only eatery in town was, unfortunately, closed for the week. Oneonta is a mere 11 miles away. We found Sloans, Jay's Place, Your Father's Place, & of course we returned - twice - to Brook's Chicken BBQ!!"

“This large house in a small village was the perfect spot the the getaway we were looking for. One other couple, who we barely saw, was staying as well. The house is eclectically decorated, the kitchen modern and the beds comfortable. There is a huge assortment of books, magazines, arts& crafts, puzzles and games for all ages. We enjoyed our stay and will definitely book again when back in the area.”

"This property is roomy and immaculate. It has 3 bedrooms and is conducive to bringing children or friends. It resides in a small town with an eclectic cafe around the corner. Easy ride to Cooperstown All Star tournament or just a quiet house in the country. Owner, Anna, is funny and responsive. Why stay anywhere else when in this area?”

Quirky and Charming!

A spacious house with a giant kitchen and all sorts of quirky decor. Check-in was incredibly simply and Anna was friendly and communicative. Franklin is a tiny town, but the Tulip and Rose restaurant is a stone’s throw from the house, and delicious. Area is really pretty with the fall foliage.

Great house, great host!

Working with Anna to book was a pleasure - she was very communicative, quick to respond, and was understanding when my plans shifted a bit. And her welcome instructions - which included information about the area - were thoughtful, detailed and extremely helpful. The house itself is clean, beautiful and thoughtfully equipped with everything needed for a comfortable stay. Anna has a great eye, and the house is full of an interesting mix of eclectic objects and art (including Anna’s own, which I loved). With the exception of one night I stayed there on my own, but I would have loved the kids to have been with me - it’s the kind of big, old house that can really capture the imagination. I hope to visit again with the rest of the family!

Perfect quiet spot

My husband and I stayed one night at Anna’s house in Franklin. The large and beautiful house had everything we needed. It’s a short distance to Oneonta, and walking distance to a delicious hidden gem called Tulip and Rose. In the morning we ate at Yokel and walked to the farmers market. Anna’s house had everything we needed for our stay. The bed was comfortable and the shower had great pressure. The house is filled with unique art and all the bored games you can handle. Anna was quick to respond to any questions I had. I would recommend this place and would stay here again.

Cute Country Abode

This is the perfect country retreat and get away from technology. Anna is delightful and very welcoming! You'll enjoy staying at Franklin House. Pros: Secluded, lack of technology, small town feel Cons: The internet is not very strong at the home, no A/C, decorations in home are "different'. I will say when my husband and I arrived we were a little freaked out by the decorating. Overall, you'll love Franklin House!

Beautiful, clean and very well run property

The house share at Franklin, next to a church in this sleepy town, is quaint, clean and charming. Anna runs the operation expertly and the place is immaculate. We barely saw others, note: there is no lock on your door unless you are inside your room, where there is a deadbolt, which is fine by us. We shared a bathroom, which was spacious, clean and well appointed, so no need to bring towels or your shampoos. Town is sparse, but we came for college weekend. There is a wonderful cafe in the center, however, which you should visit for at least breakfast. Anna's art is throughout the house, but not obtrusively so, merely suggestive - in corners and here and there on mantles. As an artist from an artist family, it was easy for me to appreciate and understand. "Evocative" is how another reviewer described, but it might be provocative to some as it did have some more mature themes at times. It was never intrusive and seemed at home in the airy and light space of this well maintained home. That being said, this is one of the best run properties I have stayed at and well worth the money. I would highly recommend it! Perfect for cruising through the towns of upstate New York and a most interesting space in and of itself.

A treasure in mountains

Wonderful experience. Anna was so helpful, her house was beautiful nestled in Franklin, NY. Beautifully decorated . My room was clean , comfortable and my stay was very enjoyable. I would stay again if I am in the area. Perfect for a family going to All Star Village.

Great Place to Stay in Franklin

My extended family rented this entire historic house for the weekend when we came up to see a play at Franklin Stage Company. It was perfect. Very clean and comfortable, with lots of unusual art. We cooked up a big breakfast, and the kitchen had all of the equipment we needed. Proximity to the theater was a big plus.

The ad said two bathrooms. Our bath was shared with another room. That was our only complaint. It also said tv. This wasn’t a problem for us but it might want a tv and I didn’t see one.

Elegant, artistic guest house in a charming town! My room was so comfortable, and Anna has truly thought of everything-- the shared kitchen is fully stocked with dishes and cooking tools, the living room has games, books and art materials, and the house itself is so beautifully and artistically decorated that I spent one evening just exploring and taking pictures of the incredible artwork. Lovely eclectic inn

Artfully renoovated, this sweet little inn has stolen my heart. All the modern conveniences (sans TV) yet a quiet get away. Great for an individual or a family group. Anna went out of her way to make sure I was comfortable. A great host!
