The two storey home has a spacious open plan living area upstairs with views to the River. Enjoy easy indoor/outdoor living in the warmer weather.
Both bedrooms one & two are located upstairs and are fitted with new super king beds – the master includes an ensuite and balcony access. Bedroom three is downstairs off the lounge and also includes a new super king bed and bedroom four is downstairs and is fitted with two single beds. Also situated downstairs is a second lounge which includes two day beds.
In addition to the ensuite there are a further two bathrooms, one upstairs and one downstairs. Each bathroom has a shower, and additionally one bathroom has a bath.
With three heat pumps, one downstairs and two upstairs to keep you cozy in winter, this home is a perfect base year round.
For your convenience linen is included in the cleaning fee. When you are not relaxing by the River, the centre of Taupo is just a short drive away for dining out or exploring.
Strictly no parties, a few quiet drinks is fine but you must be respectful of the property and its neighbours. This is a family home in a quiet residential area, disruption to the neighbours will not be tolerated.

This property neighbours the river, swimming in the river is not advised as it can be dangerous due to strong currents.
There are also internal stairs, a balcony and climbing hazards so this home is not suitable for small children.
*Please note, this property is located on a shared driveway adjacent to private land, so we kindly ask that you do not park on the driveway and remain respectful of the space.
*Fireplace is decorative only and is not for use, there are heat pumps to keep you warm in winter.

When making a booking request please include information on the age range of the guests intending to stay and your plans for while you are in Taupō.
We have a strict no large group or parties policy, disruption to the neighbours will not be tolerated. If we are notified of parties or illegal activity you will be evicted.
You will be required to complete a check in form prior to arrival (excluding identity verified, Airbnb accounts) which will include a copy of your ID and the details of all guests intending to stay at the property. Failure to complete this form will result in the booking being cancelled.
The guest named on the booking is responsible for the property for the duration of the stay and must take all reasonable care of the house. For breakages or damages be aware that you will be charged for the repair or replacement plus a 10% handling fee. It's your responsibility to familiarise yourself with potential hazards or situations during the stay and take appropriate care or actions if needed.
All properties must be left reasonably clean and tidy, ensuring all furniture and appliances are returned to where they were. A general service clean is included, but if the property requires extra cleaning, you could be charged an additional $50.00 per hour, this includes BBQ’s, excess rubbish, soiled linen and odour removal.
