Great Getaway

Our family enjoyed this home. The rooms were large with lots of bed options. The backyard was a great hangout for swimming, putting competitions, bbq, and evening fire pit conversations.

Outstanding Location for Enjoying Scottsdale

This is an excellent location to use as "home base" for a large family or group to enjoy all that Scottsdale has to offer. Slight inaccuracy of the listing (one of the several TVs was missing) was barely noticeable. This house has almost everything for which you could ever ask.

Perfect accomadations for a large group...bedrooms, living spaces, kitchen/dining, pool area all nicely spread out to make room for everyone. Wonderful to have both high-chair and port-a-crib available. 4-star only because the home is bit worn...a few peeling kitchen cabinets, mildew around kitchen sink, paint chipping on walls in pool area, but nothing at all that would affect one's stay. It would be nice to have the proper size coffee filters (and more of them:). All-in-all it worked great for our large family gathering!

Nice place

We stayed here for a family Christmas vacation. The property was as described on VRBO. A little older property but was clean and everything worked as it should. One note though, be aware that there are small steps into some of the bedrooms and the Livingroom that will take you by surprise. My father took a spill a couple times. Would defiantly stay there again.

Overall the place was great, we were happy. But the initial booking process was a bit of a headache. VRBO just facilitates you with the owner, you have to go to their site to finalize the registration process which includes a bunch of hidden fees you won't find in the listing.When I inquired about why these weren't mentioned or why they aren't optional (IE pet fees if we didn't bring any pets, or an additional cleaning fee when we planned to clean the house before we left) the management simply said I cancel if I want. Not impressed with their customer service skills on that one.

Stayed in the home with a group of friends during a softball tournament. The house was clean, spacious and well suited for our needs. The pool was also a deciding factor on the house. The area around the home is nice with lots of nearby grocery stores. Communication was great. Arrival and departure was easy. Highly recommend staying here.

There were 10 of us - 5 moms and 5 daughters - we were in Phoenix for a gymnastics meet. The house was plenty big for our group. We loved the location - close proximity to Old Town Scottsdale and downtown Phoenix. Very clean and beautiful kitchen. The pool was great. We would definitely stay again!

House was really great, check in was a little wonky and we suggested to the PM that they replace the keypad on the door as its old and it took us 30 minutes to get into the property. Other than that it was a great place!

Great place for a high school basketball team to stay.

I had my high school basketball team with me. It was my assistant coach , ten players , and myself and we each got out own bed. This house has plenty room and is clean. The A/C in the master bedroom isn't too good on a really hot day so be aware of that if you're going in the peak of the summer.

This place is awesome!! Really big house was surprised when we got their.. only reason I gave a three star overall, because the master bedroom side AC would not cool. Property mangers did send out and tried to care of it but it still did not cooled the bedroom we used the fans that they had in the closets. Other than that this place is amazing and I would definitely book to stay here again!!!

Great home for a large group

We rented the house for a weekend for a swim meet. The home was large enough to accommodate our big group and we had plenty of room. It was a scorcher in Phoenix over the weekend and the AC in the home worked beautifully. The beds were comfortable and the showers were great. The kitchen had all the necessities for cooking although the ice machine didn't work for us on our trip. The home was clean, private and in a safe neighborhood. Easy communication with the host. Highly Recommend!

2 Broken Refrigerators and 2 Scorpions in the home

It was a nice home with plenty of room but having two broken refrigerators with 115° weather... was incredibly difficult to feed a team of teen age boys for two full days (6meals) we had to go shop before every meal and we also had to buy ice evertime well along with a small cooler. After reaching out many times and being told they send someone right away. Someone showed up our last night there just the tell us neither frigde is fixable. We were also told wed be reimburse for ice and small cooler and I asked for some money back for the hassle of having to go to the store every time and not able to keep any leftovers, everything. Was told the manager would review and get back to me and I received a $150 back, but that's

Family stay

The site was well maintained. We were disappointed that there were only ten dishes of each type. If we were the twelve we planned for there were not enough settings. Also unlike other places there were no basic kitchen needs like salt. etc. We also ran out of toilet paper, basic hotel amenities. We did manage fine and finding stores was not a problem. Also, since you cannot count on a guest staying there on trash day, you need to be aware of the need to put cans out in a timely fashion so the cans are not overflowing. Lovely large home near Scottsdale

The location and size of the house were ideal. The pool was a great size. Fence around it to protect the little ones from falling in. We do suggest you improve some things. The house at full capacity - 6 bedrooms, one with bunk beds for 4, many with 2 beds in each room needs more serving and baking dishes for a crowd. We bought and left a big plastic bowl for serving and I hope you leave it in place. Kitchen could use hand towels, at least 4, a strainer for drying dishes. Again if the house is near full capacity you cannot run the dishwasher fast enough to keep up with meals and snacking. Having a strainer would really help. More hot pads, smaller mugs for coffee. The kitchen dinnerware is stylish but the cups are more for soup than coffee in the morning. A big pan for cooking pasta. It might help if one of your management team went to the house and pretend they had a group of 8-12 and what would they need. Perhaps mirrors in the bedrooms so folks would not have to use the bathroom mirrors when dressing for the day. The management was very attentive. We had trouble with the door and one toilet and they were taken care of immediately. Fantastic response. All in all we would rent again. The house is on a main street but we never heard street noise. Close to Starbucks and a Safeway nearby. Fun walking in the neighborhoods behind the house. Thank you,

Very misleading

I would not rent this house again and probably over rated it. For the price is it 100% not worth it outside of the location. This house was slapped together very poorly to be a rental. There are multiple exposed wires from outlets, broke chairs inside and out, broken sinks, and a very under stocked kitchen. Our first night there, the sink in the master bedroom feel into the vanity. More than 1/2 of the dining room chairs were broken upon arrival. Screens on the doors where ripped, mirrors broken, the outdoor lounge chair was so broken it was actually dangerous and feel apart with a child sitting on it. We had to ask for wine glasses. Most things in the house were just caulked together very poorly and messy. There were a lot of things that were clearly done quickly and poorly to just pull it together to rent. It was a very poorly done renovation. After having so many issues, when a refund for one night we were not responded to. The lounge chairs were never removed as requested, dining room chairs took a few days to replace. The sink was fixed the following day but nothing seemed safe to use in the master bathroom because the caulking was peeling away from everything. The location is great for us but not worth the money to ever rent again. I have multiple videos and photos of all of the issues I would share if that was an option.

not a good stay

paid for early check-in- could not get in -code was incorrect. Did not gain entrance until 4:30 or so after six hour flight . there were only five forks to be had in silverware drawer and the pool fence was broken-could not close gate to it securely. Called the very next day and reported this issue to number given to call. Bedrooms and bathrooms not very clean. Every bedroom door and bathroom door squeak every time they are opened and closed. Bathrooms not very clean and flushing iffy. Jackhammer going from 8:30 to 3:30 or 4 p.m. right next door as they are tearing down house. Lawn crew appeared twice with blowers etc. Sent them away 2nd time. Two days after leaving, I am notified damages have been charged to my credit card for pool fence and some blue lamp. Never called me before doing this so I have sent 2 emails and talked with customer service person-Kim- saying I want the charges removed as our party was not responsible for the damages . These are bogus charges as the damage was reported by me within 24 hours of our arrival. I want the charges removed from my credit card . The pool gate was broken upon arrival , the bathrooms and bedrooms were not in good shape , there was construction jackhammers going 4 of 6 days we were there and as I stated in emails sent to goodnight stay , this was the second year we stayed there and there has been a marked decline in the quality and cleanliness of the property. I have asked to speak with the owner but have heard from no one.

Perfect for large family

Plenty of rooms, beds, bathrooms, open space to hang out. Some very minor things like amount of kitchenware, pool table wasn't perfectly level, but all livable. Great location, close to Camelback mountain, just minutes away from downtown Scottsdale. Would definitely stay there again.

1. CITY NOISE ORDINANCE: The Rental Property is located in a quiet residential neighborhood. The city has a strict noise ordinance. No loud noises, music, or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am Guests agree not to undertake any activities that interfere with their neighbors' right to quiet enjoyment of their property. Guests agree to fully comply with local noise regulations and to use common sense in keeping the noise volume low after dark. Any enforcement actions by local law enforcement and/or homeowners association are at the Guests' sole risk and expense. If we receive information about excessive noise, GoodNight Stay LLC has the right to evict guest and all occupants immediately and charge the guest $1,500 with no refund for the balance of the remaining reservation. Guest's family and guests shall at all times maintain order in the Premises and at all places on the Premises, and shall not make or permit any loud or improper noises, or otherwise disturb other residents. Noise level must be kept to a minimum after 10pm some daytime hours may apply to this rule. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Premises for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Premises.
2. TERMS OF USE: The Premises shall be used and occupied solely by Guest, exclusively, as a private single family dwelling, and no part of the Premises shall be used at any time during the term of this Agreement by Guest for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single-family dwelling. Guest shall not allow any other person, to use or occupy the Premises without first obtaining Owner's written consent to such use. Guest shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises. All of our rentals are in residential areas and may not be used for weddings, receptions, parties, or for gatherings beyond the registered number of guests unless approved in writing by GoodNight Stay LLC. Any disruptive events could, at GoodNight Stay LLC's discretion, result in the eviction and forfeiture of entire rental amount and security deposit.
a) Subletting Prohibited: Guest may not assign this Agreement, nor sub-let, nor grant any license to use the Premises, or any part thereof, without the prior written GoodNight Stay LLC's express written consent, which may be withheld in its sole discretion. An assignment, sub-letting or license without the prior written consent of GoodNight Stay LLC, or an assignment or sub-letting by operation of law shall be absolutely null and void, and shall, at GoodNight Stay LLC's option, terminate this Agreement.
b) As mentioned above; weddings or events are not allowed at this home
House Parties/Large Gatherings/For profit events: House parties and large gatherings, selling tickets or charging a fee for guests who are otherwise strangers to the hosting guests are prohibited and may result in the immediate termination of this Agreement, and Guest's immediate removal.
The Premises is provided in “as is/sight unseen” condition. GoodNight Stay LLC shall use reasonable effort to ensure the operation of all amenities in the Premises, such as, but not limited to, Internet access, satellite or cable TV access, spas, pools, and fireplaces, as applicable. The Premises is individually owned and furnished. GoodNight Stay LLC makes a sincere effort to accommodate its guests, but no refunds or adjustments will be made in the event that Guest determines that the decor or furnishings are unacceptable to their unique tastes and preferences.
a) Maintenance: In the event of equipment, appliances, or utilities' malfunction during Guest's stay, GoodNight Stay LLC will expedite repairs. Guest should call GoodNight Stay LLC as soon as it becomes aware of any problem – most issues can be taken care of quickly.
b) Property or Guest Amenities: All efforts will be made to accommodate property amenities or guest amenities which are expressly advertised or offered in writing. However, under no circumstances can GoodNight Stay LLC guarantee or warrant any one property amenity or guest amenity. Please report any issues with property amenities or guest amenities immediately to our office.
c) Utilities: No compensation will be given for temporary outage of electricity, gas, water, cable, satellite, or telephone service. Utility service outages should be reported immediately, and all efforts will be made to have them restored as soon as possible. In the event an outage cannot be restored, GoodNight Stay LLC has the right to substitute rental properties (see Right to Change Rental Assignments below) for the remainder of the reservation or until the utilities are fully restored, whichever occurs first, if availability permits.
3. NO SMOKING: SMOKING IS STRICTLY FORBIDDEN IN, OR WITHIN 25 FEET OF THE RENTAL PROPERTY. THIS INCLUDES USE OF MEDICAL MARIJUANA and ADULT USE (RECREATIONAL) MARIJUANA. Evidence of smoking in or near the Rental Property will result in immediate eviction, forfeiture of all amounts paid and will result in additional cleaning fees being charged to the Security Deposit Credit Card(s).
a) No smoking, vaping or chewing tobacco products are permitted to be used on the property. Smoking is only allowed outside on the patios and yards. An automatic $500 charge against the Guest's credit card or booking platform will be accessed if it is determined that anyone smoked inside the Premises. GoodNight Stay LLC will have the final determining authority with respect to all aspects of this provision of the Agreement.
b) ILLEGAL SUBSTANCES: No illegal substances are allowed in the Rental Property, and minors should not be in possession of alcohol. Violations will result in eviction from the Rental Property and no refunds will be issued. All occupants must abide by all federal, state, and local laws and ordinances affecting the Premises, including, without limitation to, the use or possession of illegal drugs and substances.
c) FIREARMS, EXPLOSIVES AND FIREWORKS ARE NOT PERMITTED ON THE RENTAL PROPERTY.
4. CRIME-FREE PROVISIONS: Guest, occupants, family, invitees, or other persons under the Guest's control shall not engage in or facilitate: (i) any acts involving imminent or actual serious property damage as defined by law; (ii) any criminal activity, including drug-related criminal activity, any act of violence or threats of violence, other illegal activity, including prostitution, criminal street gang activity, threatening or intimidating, unlawful discharge of firearms, or assault; (iii) jeopardize the health, safety and welfare of guests, GoodNight Stay LLC or its representatives, agents or others. VIOLATION OF THIS PROVISION SHALL CONSTITUTE A MATERIAL AND IRREPARABLE VIOLATION OF THIS AGREEMENT AND GOOD CAUSE FOR IMMEDIATE CANCELATION OF THIS AGREEMENT AND SURRENDER OF POSSESSION.
5. NO COMMERCIAL USE. Guest agrees to comply with any and all rules and regulations that are at any time posted on the Rental Property or delivered to Guest. Guest shall not, and shall ensure that Guest and licensees of Guest shall not: (i) disturb, annoy, endanger, or interfere with other Guests of the building in which the Rental Property is located or its neighbors; (ii) use the Rental Property for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; (iii) violate any law or ordinance; or (iv) commit waste or nuisance on or about the Rental Property. Commercial vehicles and food trucks are strictly prohibited from parking on site or parking at the home
No Tolerance policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms, as they are strictly enforced.
6. ADDITIONAL CHARGES: In the event Guest should fail to comply with the terms and conditions of this Agreement, in addition to any other remedies we may have, including, but not limited to immediate eviction without refund, Guest hereby expressly agrees to additional charges for violation of the following restrictions:
• Extra Garbage - $35 Per Bag
• Excessively Dirty Premises - $500
• Excessive Noise - $500
• Displaced Furniture - $100 per piece
• Unregistered Pet - $1,000
• Unauthorized Late Check-Out - $100 per 30 minutes (for up to 4 hours after which the Holdover provisions of HOLDOVER section of this Agreement shall apply)
• Local Ordinance Violation - $500 + City Fine to owner
• Broken Glass Around the Pool - $500 + pool technician's invoice
• Indoor Smoking (of any kind) - $500
Guest expressly agrees to have any appropriate charges for violations charged to the credit card provided by Guest in connection with this Reservation.
7. ACCIDENTAL DAMAGE COVERAGE, CAPACITY RESTRICTIONS, AND HOME COMPLIANCE INSTRUCTIONS: Our properties are inspected before and after each reservation.
GoodNight Stay LLC charges guests a non-refundable Accidental Damage Coverage fee for all reservations. This fee ranges from $25 to $99 and covers up to $1,500 in self-reported damages. Please refer to the listing for the specific coverage amount.
The sleeping capacity for this Rental Property is limited to the number of beds provided, twin beds sleep 1 guest; double, queen and king beds sleep 2 guests each. This particular Rental Property can sleep up to the number of guests determined accordingly. Extra guests beyond the maximum sleeping capacity are not allowed without the expressed written permission in advance by GoodNight Stay LLC. Often, extra sleeping capacity is not possible at this Rental Property.
Each additional guest exceeding the maximum sleeping capacity for this Rental Property will incur a charge of $50 per guest, per night past the standard occupancy of the home and will be charged to the credit card provided. No smoking, or parties of any kind are allowed at this Rental Property. GoodNight Stay LLC has weekly home inspections performed by a third-party inspector for this Rental Property, so we can keep system operating correctly, discover mechanical failures, and help keep the Rental Property in great condition for guests and owners. Sometimes, these inspections fall on dates the Rental Property is occupied. If this inspection falls on a date of your rental, the renter agrees to allow the home compliance inspectors to perform the inspection, which generally takes 30 minutes, between 9AM to 5PM. 24-hour notice will be given if an inspector is coming out. It's also helpful if the renter can inform the inspector of any issues or things not working correctly so they can be addressed or fixed immediately.
8. RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be contacted as soon as possible.
9. PROPERTY: Guest rents, for vacation purposes only, the furnished Rental.
10. ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is no later than 11:00 AM on the departure date. Early Check-in and Late Check-Out options are available for an additional fee if available. If Early Check-in and/or Late Check-out is approved, you will receive written confirmation from GoodNight Stay LLC.
11. PAYMENTS: ALL PAYMENTS ARE NON-REFUNDABLE. GoodNight Stay LLC requires 50% of the reservation total to be paid at the time of booking. The remaining amount (50%) is due 30-days prior to arrival. If GoodNight Stay LLC is the Merchant of Record, we will auto-draft any payments that are overdue.
12. CANCELATIONS & REFUNDS: If Guest books directly with GoodNight Stay LLC (on GoodNight Stays Official Website), Guests can cancel 60-days prior to arrival for a full refund. Any cancellations less than 60-days are non-refundable. All cases for compensation will be reviewed and determined within 5 – 7 business days. Cases for compensation must be submitted in writing to GoodNight Stay no later than 24-hours after Our standard check-out time (11am local time). GoodNight Stay reserves the right to deny any and all compensation requests.
13. RESERVATION CHANGES: Subject to availability and at the then prevailing rate. GoodNight Stay LLC reserves the right to offer discounts only at our discretion. If guest needs to change a reservation and reduce number of nights for their reservation, they will need to contact GoodNight Stay LLC as soon as possible. Reservation modifications can only be made according to the Guest's cancellation policy (refer to your booking platform for specific information). If the change request is less than the minimum night stay the reservation change request will not be approved. If reservation is within 60 days of check in, a change request will not be approved.
14. UNAVAILABILITY: For any reason beyond the control of Management, the Rental Property becomes unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
15. STRICT NOISE ORDINANCE: The city has a strict noise ordinance that must be followed. No loud noises, music, or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am. If we receive information about excessive noise, GoodNight Stay LLC has the right to evict guest and all occupants immediately and charge the guest $500 with no refund for the balance of the remaining reservation. Excessive noise restrictions may also be enforced during daylight hours.
16. APPROVED GUESTS AND USE: The Rental Property are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the Rental Property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Rental Property are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Rental Property or be removed from the Rental Property; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
17. OCCUPANCY: Approved Guests are persons who will occupy the Rental Property. No unlawful activity or any other activity that constitutes a nuisance is permitted on the Rental Property. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

18. CLEANING: The Rental Property will be delivered to Guest in a professionally cleaned condition. Upon termination of occupancy, GoodNight Stay LLC will arrange for a professional cleaning service to clean the Rental Property. Guest is responsible for cost of this cleaning and this fee is built into the booking. Cleaning fee is mandatory and nonrefundable. Should Guest have excessive trash and activity that require more than a regular cleaning service, Guest will be charged for associated excess costs. Guest authorizes GoodNight Stay LLC to charge card on file or submit a payment request for any excessive cleaning that is required at check- out for the additional cleaning and trash removal.
19. PETS: Not all rental properties permit pets. Pets are allowed only if authorized in advance (check listing details). If an unauthorized pet is discovered on the Rental Property, Guest authorizes GoodNight Stay LLC to charge the card on file for additional cleaning fee of $500 and/or may be asked to leave without refund as Guest will be in breach of this Agreement. If a pet is approved (under 35 lbs.), Guest will be charged $100 per pet during the stay. Should approved pet have caused damage or loss to any item in the home, GoodNight Stay LLC reserves the right to charge the guest's card on file or submit payment request for prompt payment to recover any lost or damaged items. Guest agrees to settle payment immediately.
20. NO SMOKING: No smoking is allowed on the Rental Property. This includes medical marijuana and adult use (recreational) marijuana. If smoking does occur on the Rental Property, (i) Guest authorizes GoodNight Stay LLC to charge Guest an additional cleaning fee of $500.00. (ii) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (iii) Guests may be required to immediately leave the Rental Property, or be removed from the Rental Property; (iv) Guest is in material breach of this Agreement.
21. CONDITION OF PREMISES: Guest understands that the accommodation is a privately owned dwelling with the Owner's furnishings and neither GoodNight Stay LLC, nor the Owner shall be responsible for providing any additional furnishings or equipment beyond what is advertised. The condition and furnishings will vary in each home according to the owner's taste. All properties or units are equipped for housekeeping with dishes, cookware, silverware and glasses. Guest shall, on arrival, examine the Rental Property, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
22. LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. Any items not claimed for longer than 15 days, may be donated, sold, or discarded.
23. SHIPPING POLICY: You may ship directly to the home that you are staying in using FedEx or UPS while you are in the home, however we cannot guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. We highly suggest renting a PO Box for any guests staying long term who will need to receive mail.
24. MAXIMUM OCCUPANCY: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the Rental Property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit (if any).
25. NO PARTIES: All of our rentals are in residential areas and may not be used for weddings, receptions, parties, or large gatherings unless approved in writing by GoodNight Stay LLC. Any disruptive events could result in the eviction and forfeiture of entire rental amount and security deposit.
