Oceanica 822 - The Garden Villa is a two-bedroom condo on the ground floor of the complex that overlooks the sandy shores and crystal-clear waters of Playa Flamingo. The space can comfortably sleep four guests and is decorated with modern beach decor to create an inviting, laid-back ambiance. The unit is located in a private part of the complex with no other condos nearby, and it is accessible without an elevator or stairs.
The Space:
Inside, you’ll be greeted by a spacious open-concept floor plan with a living room, dining room, and kitchen. The living room has comfortable couches, a wooden coffee table, beautiful ocean artwork, a ceiling fan, and a TV. A sliding glass door in the living room leads to a porch that overlooks Brasilito Bay and Playa Flamingo. The porch has recently been expanded and upgraded with lovely outdoor furniture, a wooden dining table for alfresco dining, and a wide-screen smart TV.
The well-equipped kitchen has a breakfast bar that can seat four guests, high-end granite countertops, and dark wood cabinets. It also offers convenient stainless steel appliances, including a stovetop, oven, microwave, refrigerator, and freezer. The kitchen is next to a dining area that can seat six guests at a beautiful wooden dining table.
The master bedroom offers a plush king bed, a furnished patio overlooking the ocean, a walk-in closet, and an ensuite bathroom. The second bedroom offers a comfortable king bed and a bathroom.
As a guest at the Garden Villa, you’ll have access to the condominium’s amenities, including a sparkling wrap-around outdoor swimming pool with tons of beach loungers in the shade and sun and a shaded pergola with a BBQ grill and a table for relaxed outdoor dining.

The Neighborhood:
Oceanica is a luxury high-rise condominium on Flamingo’s exclusive North Ridge with staggering views of both Playa Potrero and Playa Flamingo. It’s a short walk from here to both of these beaches and the conveniences of downtown Flamingo, which is home to gourmet restaurants, bars and shops.
The new Marina Flamingo, also a short walk downhill, offers a state-of-the-art facility for mooring yachts and fishing boats, plus a large commercial plaza with fine restaurants, high-end stores and more. Oceanica is in the heart of the action, with a beautiful pool surrounded by palm trees and flowering plants, always offering a stunning view of the ocean.
Flamingo is a high-end beachfront community notable for its dazzling ocean views and the beautiful, hilly peninsula that juts out into the Pacific, separating Playa Potrero from Playa Flamingo.
Flamingo is home to a wide array of stunning homes and vacation rentals, as well as humbler lodging options, and it has restaurants, grocery stores, banks and other conveniences.
A brand-new, state-of-the-art marina opened to the public in 2022, with slips for yachts and fishing boats, condos for rent and all kinds of shops and restaurants. Other major developments here include the 360 Splendor del Pacifico luxury condominiums on top of the North Ridge, the Margaritaville Beach Resort, and the upscale Mar Vista housing development, where there’s an excellent private school called La Paz.
Good restaurants in town include the Coco Loco, a beachfront eatery known for its coconut drinks and standout cuisine; Marie’s, a reliable standard with a long and enticing menu; Angelina’s, featuring fine Italian dining in an elegant environment; and several options at the Margaritaville, including the 5 O’Clock Somewhere Bar & Grill.
Flamingo was largely developed by foreigners, and it lacks the traditional Costa Rican downtown with a soccer field plaza, church and school. The heart of town is an upscale commercial plaza with stone steps, fountains, restaurants and shops. Farther away on the road to Brasilito, you’ll find smaller restaurants, hotels, banks, hardware stores and the Super Massai grocery store.
Flamingo is more or less the centerpiece of a beautiful coastline stretching from the Reserva Conchal resort in the south to the Las Catalinas resort in the north, with the more traditional Costa Rican towns of Brasilito and Potrero in between. Flamingo is within easy striking distance of several beaches, including Conchal, Flamingo, Potrero, Penca, Prieta, Pan de Azucar and Danta.
Getting Around:
Our agents will be happy to assist you with renting a car, giving you the freedom to explore the area where you want, when you want. For short drives to nearby towns or beaches, golf carts are another popular mode of transportation. You can also rent a bicycle to ride around in town or beyond.
We can arrange transfers to and from the airport. Rental cars can also be delivered to your property at no additional cost, allowing you to relax and enjoy the scenery as our private van drives you here from the airport.
Taxis are available but can be a bit hard to find. Many locals use buses to get around, though there are a limited number of routes and times of day when you can catch them. Private shuttles can be a great option for traveling to nearby destinations, and many tour companies offer transportation to and from the tour. Our information brochure will provide you with useful information on local transportation options and points of interest, as well as contact information for taxis and shuttles.
