PLEASE READ CAREFULLY (click "View More" for full description):

1 bedroom/1bathroom apartment in excellent condition. Spacious, comfortable and safe. Pleasant cross breeze due to layout. The apartment has a balcony with a spectacular view of the San Juan harbor with El Yunque in the background.

Located at La Puntilla, it is just steps away from the 'Paseo de La Princesa' promenade, the Governor's mansion and all other monuments and historical points of interest in the old city. The apartment is within walking distance of all restaurants, bars, boutiques, grocery stores, etc. in Old San Juan.

Situated on the same street as the Coast Guard and U.S Customs, the area is monitored by local and federal police. The apartment building is right in front of el Museo del Arsenal (see pictures).

Conveniently located near the bus terminal, a secure municipal public parking lot, and a ferry that will take you across the San Juan bay to Cataño where you can visit the Bacardi Rum Factory.


These rates are for parties of 2. The couch is not a sleeper sofa. We can provide an inflatable mattress and extra linens for parties of 3 if we are notified in advance. Please indicate the number of people in your party when booking.

We charge a check-in fee for all arrivals. An additional $25 will be charged for arrivals between 6pm-10am, as well as arrivals on all major holidays (ie. Thanksgiving, Christmas, New Year's, Three Kings Day, etc.). The additional $25 check-in fee is also charged when a guest's anticipated arrival time is delayed by more than one hour. Please let us know your arrival time when requesting a reservation. Check-in time is flexible depending on our staff's availability.

*Please note, THE APARTMENT IS ON THE FOURTH FLOOR. THERE IS NO ELEVATOR!

*There is only AC in the bedroom. The living room/kitchen are have a nice cross breeze from the bay.

*The apartment has two balconies.

*We are a small father/daughter family operated business. We love our apartment in Old San Juan and we are happy to share it with guests who are respectful of our property and house rules. We cannot be held responsible for local/municipal water and electrical outages and we are not equipped with power generators. Although infrequent, it is important for our guests to know that these outages can occur. We do not offer refunds for municipal power outages (water, electric & internet). We encourage all travelers visiting Puerto Rico to do their research regarding the history of Puerto Rico, its relationship to the U.S., and current events in Puerto Rico concerning public infrastructure and services.

Adequate economy unit

Unit is in great location, but in an old, worn building. Noisy during the day from ship repairs on the nearby docks and at night from party noise from the old town. But a good price.

In san juan for work. Rental was convenient for me and walking everywhere is also convenient. There is a TV, and you would need to bring your own firestick to use. I didn't use it but wanted to is no t.

We stayed a week in August. Perfect location and quiet. Location is as listed. Owner communication, checking and follow up to our questions was awesome. Bedroom AC is a must. We loved our time and would recommend staying here. Mark and Dee.

Great time.

Lovely views from this very nice condo. We enjoyed the cross breeze as had balconies on two sides. Kitchen had everything for cooking, large fridge, stove. Washed and dried clothing, nothing went home dirty. We purchased food daily from SuperMax, short walk. We highly recommend.

Beautiful La Puntilla Condo

My wife and I had a lovely time at Olivia’s Condo in Old San Juan. We arrived late at night and the check in process was a little intimidating for first timers to the island. As there are no lock boxes allowed on the condo property, you do need to make a small trek into the streets of San Juan to grab it from a separate property. We unfortunately had an inconvenience happen due to a small error on their end but Olivia took care of us quickly and effectively and graciously offered a discount to help out with this inconvenience. She definitely communicated effectively and we are grateful for that. The condo itself is adorable. You get a lovely view of the harbor and get some amazing breezes coming through your doors. Lovely AC in the bedroom. Stocked kitchen. Towels, and some basics are supplied for potential beach trips as well as some toiletries. The location is super convenient. No parking on site but there is a very affordable parking lot right next to the condos that costs $3 a day! You are within walking distance of the entirety of San Juan and i cannot recommend this place enough. Thank you from both of us.

Lots of potential. Great location

Location is great. Beautiful views. living area can use an air conditioner. Great cross breeze in the afternoons but in the morning it’s was extremely hot. Couldn’t sit on the couch, all clumps. The apartment can use an overall makeover down to the pots and pans. The host was very responsive and available.

Round 2 in the best apartment!

I had stayed here last year during my first ever solo trip (5th time to Puerto Rico) and had the trip of a lifetime and I know a big part of that was because of this beautiful little apartment I got to stay in. I had such an amazing trip last year that I knew I had to come back again this summer and stay in this exact same place. Olivia and Maria are fantastic and the location just couldn't be better for exploring Old San Juan. I absolutely cannot wait to come back for the years to come and make sure I stay here for at least a part of those future trips! Excellent Location

The apartment is very nice in an excellent location. Very clean and the best...the cross ventilation and the balcony. However, the apartment needs update as for example: the living room futon. Terrible! We couldn't spend minute's sitted on it because it's so uncomfortable. Also the shower curtain needs to be changed, it looked worn out. Lastly, even though the apt description indicate that no TV is included, not having it makes a great difference. We really would love to have one particularly during the evening after long days!

Amazing location and apartment had everything u need for your gateway

Location was perfect, in walking distance to everything. Balcony of the apartment was our selling point, you could open all 3 drawers and have that PR experience, plus breeze was all u needed. We ended up renting a car to explore PR more, parking was easy. Garage near apartment was only 3$ or you could park off the street, if there was a space. Plus apartment had also beach towels and beach toys available for our kiddo, which was a plus. Olivia, was kind enough to put inflatable mattress that way we all could sleep in bed room. She also answered all questions super quickly.

Staying here for us was everything and more than we expected. The view was amazing. The apartment was so convenient, everything within walking distant. Loved seeing the ships coming in and going out. Could hear street music almost all the time and especially on the weekends. The only concern would be if you would have a problem walking or claiming stairs. Our age is 78 and 80 we took our time with the stairs. Wonderful having air-conditioning for sleeping. Olivia and Luis he father were wonderful to commutate with, making it a positive experience. God willing we are looking forward to a return visit. Wouldn't change a thing. LOVED,LOVED,LOVED IT ! Sheri

We stayed for 9 days and our experiences were in line with others. The property is well run, amazingly clean, and centrally located in Old San Juan. The bedroom AC is powerful, the washer and dryer work great, and the water pressure is on point! Would stay here again.

Great stay in Viejo San Juan!!

We had such a lovely 2 weeks in San Juan….great food and fun and all of it just out your door! Do expect noise at night, but it never lasted all night. We were really fine-I used earplugs but my husband didn’t. Very spacious & comfortable, bed comfy, ac worked very well as did the WiFi. When we arrived first day, the tv wasn’t working-they replaced it the next day!! Met Maria the manager assistant-she was lovely and helpful. Places we really enjoyed: The coffee/sandwich kiosk just at the corner of Plaza de Armas, which is lovely anyway. (Also around the plaza is a Marshall’s for anything you forgot and the Supermax hgrocery!) Just across the street is the Consular Bar & restaurant, part of the Palacio Hotel. It usually opens at 7 am and it’s lovely….good food & service, great cocktails & coffee, pretty surroundings. So many good restaurants in a few square blocks. Great walking city down the Princesa walkway then around the old city wall by the sea to the El Moro fort. Can you tell I miss it?

Wonderful Breezy Apartment

With its wonderful view over the San Juan harbor there was always a great breeze of air and as such no need for air condition in the living room/kitchen. The three doors to the balconies provided a significant view of the harbor and Old Town., especially after sunset.The road to the apartment leads only to the condominiums and to the US Coast Guard station and with that traffic is very light. The apartment had all the amenities ones need, even an extra room for washing machine and dryer. We concluded we could live there

This property is a must every time I’m in PR for work and both my wife and I love it. It’s centrally located, street parking is fairly easy to find (otherwise nearly impossible to find for lodging in Old San Juan), and the views can’t be beat. Since last time we stayed in February, the comfort in the apartment has gotten even better: the A/C is stronger than it was last time and the shower is easier to control. Excellent VRBO!

Amazing!!

I have been to Puerto Rico five times but this was my first solo trip and I couldn’t have had a better experience or place to stay. Beautiful top floor view

This apartment was PERFECTION! The location was in a quiet street away from the busy streets of San Juan but still so close EVERYTHING in walking distance! Many restaurants, shopping boutiques, bars, food trucks and marina/dock. A perfect location for first time tourists and others who just want to get away from their busy, fast-paced lives. A favorite was having breakfast with the balcony doors opened and coming “home” at the end of day to open them again to see the beautiful city lights of Cataño, across San Juan). You get visitors from time to time (pigeons) but they are so respectful and do not come in. They simply like to sit outside and experience the beautiful views. The best location I’ve stayed in Puerto Rico, this far! Thank you Olivia!

Not up to Standards

I wanted to love this place. I was instructed to contact Mr. Luis as soon as I got off my flight. I did as instructed, He wasn’t picking up which made me stress. I contacted his daughter, who also tried to reach him. We got in touch with him and he got us settled with an early check in , which I did appreciate since we had been traveling for 9 hours. There was a key issue, that was resolved and we checked in. At a glance everything seemed ok. I took my shoes off and the floor was dirty. There was a mop and cleaning supplies so I mopped the floor. The counter top and stove had a dark film, which I also had to wipe down. There were two eggs and sugar left in the fridge, those things should be tossed. When we went out and arrived in the evening, we turned on the lights there were small roaches all over. Coming out of the microwave, around the fridge door, in the sink on the walls and running across the floor in the living area and bedroom. We had no food in the place so it wasn’t because we left food out. I informed Mr. Luis and he said the place gets fumigated. Bottom line there is a present problem and it needs to be resolved. We slept with the lamps on because of the bugs and had to purchase insecticide to kill the roaches. We didn’t use the kitchen while we were there due to the bug issue which added to our costs. Having a sanitized place in which to prepare food was crucial. Pros- The location is great for walking but cons- there’s construction across the street which begins at 6:00am and it’s loud. So we couldn’t sleep past 6:00am. The construction may be one of the reasons there’s additional dust and dirt in the apartment but there’s no AC in the living area so keeping the doors/shutters closed isn’t an option. We were so exhausted that trying to find a new place was overwhelming. So we dealt with it. I booked this place due to the good reviews but the bug infestation are a negative. The cleanliness were not up to good standards. Mr. Luis is very nice but this is a business, and especially with Covid concerns, you expect a clean, sanitized place. If these issues are resolved this is a great location.

Best decision ever!

I had the pleasure of spending the month of April at La Puntilla and it was everything I could have hoped for. The location is amazing. You are close to everything, but far enough away that it is very quiet. I worked remotely for the month and the internet was very strong and I had no issues being on Teams most of the day with my colleagues. I also made numerous work calls using my cell phone and had no issues. Olivia and Luis were a pleasure to communicate with and were very accommodating and responsive and made every effort to see that I had a great experience. From Old San Juan you can walk, scooter or Uber to Condado, Miramar or Isla Verde. Ubers are usually very easy to get and arrive right at the gate which is super convenient. Ubers are very reasonable and I suggest that if you find that the estimated fare is high that you wait and it will go down. If you are staying for a few days and want to cook there is a Walmart Supercenter in Miramar. I took a beautiful walk there along the ocean and took an Uber back. I can't say enough about my wonderful experience in Old San Juan and my delight with finding the perfect place to stay. I've already booked a return trip for next spring!
