Guests will have access to the entire property.
- The minimum age of the person renting must be over 25.
- All guest joining must be 25 yrs old and above unless it is a family stay with small children.
- Group stay will be subject for approval. Please inquire prior to booking if you are a group.
- We don't take groups of more than 8 adults as we are in a very respectful neighbourhood.
- Absolutely No parties or events of any kind and strictly quiet hours from 9pm- 6am.
- Pets are allowed by prior approval only (max. 2) and a pet accommodation fee of $37 per night per pet will be charged separately to your reservation total. No pets on furniture. We do not take pets that Bark excessively or shed hair. If there are neighbour complaints of barking, the pet will have to be removed immediately or your stay will be cancelled. NO PETS without prior approval due to wildlife /animals at the property.
"Things You Need to Know Before You Book"
- We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement.
- We also require a copy of the their ID (front and back). This is separate from Airbnb identity verification.
- We also require a Security deposit which we will authorize separately. See House rules for more info
- For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction.
- All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.
- Booking tax notice: Starting August 16, 2023, A $30 booking tax is levied per booking to cover guest and identity validation
- Starting 16th February 2024, All group stays will require a external $5000 bond
- We have a 30 night minimum stay but reach out if your stay is close to this
