Welcome to your 3 bedroom, 2 bathroom apartment located in Braddon. You can access all the property's amenities throughout your stay.

BEDROOM:
The first bedroom features a queen-sized bed, while the second and third bedrooms offer a cosy double-sized bed with freshly cleaned and pressed linens. Both rooms provide ample wardrobe and luggage space for your belongings.

BATHROOM:
The bathrooms have a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay. A hairdryer is provided for your use.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
In the living room, you'll find a 50" smart TV for your enjoyment. Note that we don't provide Netflix, YouTube and other online streaming platforms subscriptions. Guests must use their own login for smart apps available on TV. The TV also has access to local channels.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
If you have a car, the garage can accommodate two vehicles. Alternatively, free street parking is available at Heleman Street. Please note that no parking is allowed from 9 AM - 11 AM, Monday - Friday.

COMMON AREAS & AMENITIES:
You will have access to the building's common garden/courtyard/rooftop throughout your stay.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm the availability of common areas.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

There are so many exciting activities and attractions to discover in the area! If you're a fan of museums, you definitely won't want to miss the National Museum of Australia and the Australian War Memorial.

One of the must-visit spots is Mount Ainslie Lookout, which is just a 9-minute drive away from the apartment. I highly recommend coming here at dawn so you can experience the sunset and watch the city light up.

Additionally, there are plenty of delicious restaurants to choose from. Here are my top 3 recommendations:
1. Wilma - This restaurant deserves the number 1 spot on my recommended list. All of their dishes are delicious, and it's a great place to stop for a drink and a bite to eat in the city.
2. The Italian Place Enoteca - If you're a pasta lover or just looking for some traditional Italian meals in Braddon, this is a great option.
3. Corella - Their food is exceptional. If you're in the mood to try something new for your taste buds, this might be the perfect choice for you.

There are a few options for getting around the area. The apartment is conveniently situated near major bus routes, making it easy to commute to different destinations. You can use public transport such as trains, taxis or even Uber to travel comfortably and efficiently. With so many transportation options available, you can easily explore everything the area has to offer without any hassle. Whether you need to run errands, go to work, or simply enjoy a day out, there's a transportation option that suits your needs perfectly.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Let us know if you need to check in early or leave later than the standard check in/out times. We'd need to collect $20 for the first 30 minutes and additional $40 for the next 30-minute increments when there is a breach in the observance of standard check in and out times.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result to a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing.

5. Only those persons who made the reservation may stay in our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.

7. There are some items in the kitchen (tea, coffee, sugar, milk) which you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock the refrigerator or provide any meals.

8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.

9.⁠ ⁠The property will be holding a security deposit for all stays. If no damages are identified, the full amount will be released within 3 days of check-out. In case of damages, necessary fees will be deducted, and affected parties will be promptly notified.
