The Space:
This modern studio is a great place to make a “home base” in the heart of downtown Playa del Carmen as you’ll be steps from the famous 5th Ave and some of the best beaches along the coast of the Caribbean Sea! The new condo complex features a great roof lounge with an infinity pool and sun loungers for those days that you don’t want to venture far for a refreshing dip and warm sunny rays. If you have a daily routine, you don’t want to miss, no worries; there’s a fitness room with quality equipment just next to the roof’s lounge area.
The apartment has all the most important basics for a comfortable stay, like a kitchenette with new appliances, some cookware and dishware, and, most importantly, a coffee maker to help get your day started. There’s a bar with 2 stools where you can enjoy a sit-down meal or work on your laptop if needed.
Enjoy a restful night’s sleep in a cozy king bed with plush pillows and quality linens. For added comfort, there are A/C and room-darkening shades. For relaxing at home between outings in town, there are a pair of sofas, one that can pull out to accommodate sleeping space for a 3rd person. Stepping through the floor-to-ceiling glass doors, there’s an outdoor area with cushioned seating and a table completely enclosed for added privacy where you can enjoy a meal, your morning coffee, or just hang out in the fresh air.

Guest Access:
You’ll have full, exclusive access to the studio apartment, plus access to the roof lounge and pool area, as well as the fitness room with nice equipment for your daily workout.
The Neighborhood:
You’ll be just about a ½ block from the famous 5th Avenue, lined with restaurants, bars, cafes, boutique shops, souvenir shops, vibrant malls and more! A few steps more (about 1.5 blocks more), you’ll be at the beach, and you can walk to many cool beach clubs/restaurants via the sand!
Getting Around:
The condo is located at the Lil Town condo complex, about 53 km | 33 miles from the Cancun International Airport (CUN). Please be sure to check your mobile map apps when you arrive, as driving time varies depending on the time of day. If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-serve basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions.
Other Things to Note:
The elevator of the building is out of service until further notice.
The apartment is surrounded by bustling bars and vibrant restaurants, noise can be expected due to the lively atmosphere.
If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-serve basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions. If there isn’t a space available, there are lots that charge by the day, and you can also park on the street just remember to pay the parking meter and display your ticket (from 10 am until 10 pm).
Remember to bring your bath essentials with you, like soap, toilet paper and any cleaning supplies you may need, like garbage bags or paper towels. We do supply some bath essentials to get you started, like shampoo, conditioner, and body lotion. These items are not replenished each time you run out. This stay differs from hotel service. Here, these items are the guest's responsibility.
Electricity is included in short-term stays. For long-term stays over 27 days, there is an electricity charge of $6 MXN per kW (according to the meter reading at your arrival and departure).
Daily housekeeping is not available however, if you’d like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.
Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Security cameras are used on the exterior of the property for guest safety and security reasons only.
To access the rooftop, you can take the stairs or the elevator, which will take you up 5 floors.
Please note that the elevator and other external amenities are managed by the building administration and are separate from the room you’ve booked.
The elevator and other rooftop amenities may undergo regular maintenance, and occasional service interruptions might occur, as determined by the building administration.
Additionally, please keep in mind that power outages in the city and other factors could temporarily affect these amenities.
WE KINDLY ASK ALL GUESTS TO ABIDE BY THESE HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the unit, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters must provide a government ID on check-in day and may need to show ID during their stay when identity verification is necessary.
- Pets are not allowed.
- Please respect the pool hours and pool rules at the condominium complex.
Interaction with Guests:
It’s self-check-in using a code to access the complex and a code for the lockbox to get the keys. All the access codes will be provided to you before your arrival.
