Enjoy this spacious, unique-to-Calgary downtown loft that's just steps from business meetings in the core, bars and entertainment on 17th Avenue and all the amenities and entertainment Calgary has to offer.

This condo has 2 bedrooms, 2 full bathrooms, 2 rooftop patios, a vaulted ceiling in the living area and a ton of space to kick back and relax in.

The space:

Living room: Front door opens to a small foyer, coat closet, large and bright living room, and kitchen area. Natural light pours in from the patio windows and door as well as the glass bricks from the vaulted ceiling above. There is a big couch that seats a bunch of your friends, 75-inch TV with your favourite streaming service, and the door opens to the east-facing balcony.

Kitchen: Fully equipped with modern appliances, including a natural gas stove and a large fridge, stone countertops. Offers endless amounts of natural light, making it a delightful space for cooking, dining and hosting friends.

Downstairs bedroom: Comfortable king bed spring foam mattress, side tables, full-length mirror, walk-in closet, just off the kitchen, south facing 11th Avenue.

Downstairs bathroom: Full three-piece bathroom, just off the kitchen, next to the downstairs bedroom.

Laundry room: Stacked washer and dryer with cleaning supplies and a wine fridge.

Workspace: Upstairs, you'll find a cozy working space in a mezzanine overlooking the living room and next to the upstairs second entrance, perfect for catching up on work.

Upstairs bedroom and ensuite: Queen-size bed with a comfy foam mattress, side tables and lamps, full-length mirror, large closet, and three-piece en-suite with a soaker tub.

Rooftop patio: Accessible through the upstairs bedroom, outdoor sectional and picnic table for hosting, south and east facing with neighbourhood and city skyline views.

Downstairs patio: Just off the living room, nice to let the air in. Note: the rooftop of the building next door is strictly off limits and subject to fine and guests will be asked to leave.

Other things to note

There is ample paid street parking but be aware immiately in front of the building on 11th Avenue turns into a no stopping zone from 3:30 p.m. until 6 p.m. on weekdays.
